    			Can you hold a place before I apply?No, we are unable to hold a property before an application is submitted. Once your application is approved, you will need to submit the security deposit by 5:00 PM the next business day to secure the home.

    			Do I pay the first month’s rent and last month’s rent with my security deposit?You are only required to pay the first month's rent and security deposit before move-in. The last month’s rent is not collected upfront and must be paid as scheduled per the lease agreement.

    			How old do you have to be to apply?All applicants must be at least 18 years old to apply, and each adult occupant must complete a separate application.
- 
    			Is the deposit refundable?Yes, the security deposit is refundable, provided there are no damages beyond normal wear and tear, unpaid rent, or other lease violations. A 30-day written notice and a forwarding address are required for processing your refund.

    			You have a property I want to rent. How do I apply?You can apply online through our application portal. Each adult applicant must fill out a separate application and pay the application fee. We’ll process your application once all documents are submitted.

    			How do I pay rent?Rent can be paid via electronic payment.

          I want to get a pet. What should I do?You must create a PetScreening profile and receive approval before bringing a pet onto the property. Unauthorized pets may result in fees or lease violations. Breed restrictions apply, and assistance animals follow a separate, no-fee process.

          I want to move out, but my roommate wants to stay. What should I do?You’ll need to contact us to discuss options. The remaining roommate may be required to reapply or sign a new lease, and your name may only be removed once approved. Please do not assume you are released from the lease without written confirmation.

					My lease expiration is coming and I want to move out. What should I do?You must provide written notice at least 30 days before your lease ends to avoid automatic renewal. Oral notice is not accepted, and strict adherence to the timeline is required.
